Salt Lake City, UT

Salt Lake City has some of the oldest housing stock on the Wasatch Front. It is common for us to pull back two or even three layers of shingles on an Avenues or Liberty Wells home, and older homes often have skip-sheathing or plank decking underneath that has to be evaluated before a new roof goes on.

West Valley City, UT

A big share of West Valley City went up in a twenty-year window, which means whole streets hit the end of their original roof life within a season or two of each other. If your neighbors are getting bids, there is a good chance your roof is the same age as theirs.

West Jordan, UT

West Jordan is full of homes built between 1995 and 2005 on 20- and 25-year architectural shingles. Those roofs are now well past the point where a repair is the better economic call, and we spend a lot of time here walking homeowners through repair-versus-replace math honestly.

Sandy, UT

The east side of Sandy is where we see the highest concentration of tile and heavy-profile roofs in the valley, along with a lot of homes carrying real snow load. West of State Street the stock is mostly asphalt shingle and the conversation is usually about age, not material.

South Jordan, UT

South Jordan splits neatly in two for roofing purposes. Daybreak homes are young enough that most calls are leak repairs, flashing details, and HOA-approved color matching. East of Redwood Road, the 1990s subdivisions are squarely in replacement territory.

Millcreek, UT

Millcreek has a lot of low-slope and shallow-pitch mid-century roofs. Pitch matters enormously here: below a 3:12 slope, standard shingles are not rated to keep water out on their own, and the fix is usually a low-slope membrane rather than more shingles.

Taylorsville, UT

Taylorsville roofs tend to be straightforward — simple pitches, few penetrations, easy access. That keeps replacement costs here at the lower end of the valley range, and it means an honest repair is often genuinely worth doing on a roof with life left.

Murray, UT

Murray central has a lot of small, older homes where the roof area is modest and the cost of a full replacement lands well under the valley average. Those same homes frequently have original 1x boards for decking, which changes what a tear-off actually costs.

Draper, UT

Draper has the most complicated rooflines we work on. Multiple intersecting gables, dormers, and long valleys mean more linear feet of flashing and more places for water to find a way in — and it means a square-foot price quoted over the phone is close to meaningless here.

Riverton, UT

A lot of Riverton went up in the same building boom, on the same builder-grade shingles, at the same time. We are now replacing many of those roofs at 22 to 26 years, which is right about where a 25-year shingle in Utah sun actually gives out.

Herriman, UT

Herriman is young enough that full replacements are still the exception. Most of what we do here is leak diagnosis, flashing and pipe-boot repair, storm damage documentation, and warranty-adjacent work where the original install cut a corner.

Bluffdale, UT

Bluffdale has more outbuildings per property than anywhere else we serve — detached garages, shops, barns, and RV covers. Those structures are often the first thing to leak and the easiest to put off, and they are usually a fast, inexpensive job when caught early.

Cottonwood Heights, UT

Cottonwood Heights homes carry real snow load and sit right where canyon wind exits Big Cottonwood. Ice-and-water shield at the eaves is not an upsell in this city — it is the difference between a dry ceiling and a February insurance claim.

Holladay, UT

Holladay is a heavy-tree city. Overhanging limbs abrade shingle granules, drop debris into valleys, and keep north-facing slopes damp enough to grow moss and algae. Roof life here is often shortened by shade and debris rather than by sun.

Midvale, UT

Midvale has a lot of smaller-footprint homes, which is genuinely good news on price — a straightforward Midvale ranch is one of the least expensive full roof replacements in the valley. Townhome and condo work here usually runs through an HOA, and we are used to that paperwork.

Magna, UT

Magna sits right at the base of the Oquirrhs, and homes here take wind straight off the mountains and the lake plain. The older cottages near Main Street are small and simple to reroof, which keeps costs down, but many still have original plank decking under the shingles.

Kearns, UT

Kearns has the most consistent housing stock in the valley — small, single-story, simple roofs. That combination makes it one of the few places where a genuinely affordable full replacement is still realistic, and where a repair on a mid-life roof is almost always worth doing.

South Salt Lake, UT

South Salt Lake has more small rental and multi-family property than anywhere else we serve. Owners here care about cost per unit and turnaround time, and we quote that work differently than a single owner-occupied home — often as a phased plan across several buildings.
