What the Timing of Your Leak Tells You
When a leak shows up narrows the cause considerably before anyone gets on the roof.
- Only in winter, near an exterior wall — ice damming, not a hole. The roof is fine; the eave detail is not.
- Constant drip long after the rain stops — water is sitting in insulation or on the back of the ceiling and releasing slowly. The entry point may be well uphill.
- Same spot every time, gets worse each year — an unrepaired entry point that is enlarging. This one gets expensive if left.
- New spot each time — the field of the roof is at end of life, not a single failure point.
- Only in heavy, sustained rain — usually a valley or an underlayment issue. Light rain does not build enough volume to overwhelm it.
- Only in wind-driven rain from one direction — flashing on that side, or lifted shingles.

Relieve a bulging ceiling
If drywall is sagging and holding water, put a bucket under it and pierce the low point with a screwdriver. Letting it drain in a controlled spot is far better than a whole section of ceiling coming down at once.

Any water near a light fixture, fan, or outlet means shut that circuit off at the panel.

Two things move a repair up its range faster than anything else: how long the water has been getting in, and how hard the area is to reach. Should I repair or replace?

Can you repair just one section?
Yes, and we do it often. The honest caveat is shingle matching — on a roof more than about eight years old, a new patch will not weather-match the surrounding field. On a back slope that is usually fine. On a front elevation it may bother you.
Do you warranty repairs?
Yes. Repairs carry a workmanship warranty on the specific work performed. It does not extend to the rest of an aging roof, and we will tell you plainly at the time if the rest of the roof is likely to need attention soon.
Why can’t anyone find my leak?
Because water travels. It can enter at a ridge or a wall flashing and run along framing for eight or ten feet before it drops through the ceiling. Finding it means working from the entry side, checking every penetration and flashing detail uphill of the stain, and sometimes running a controlled water test.
My roof only leaks in heavy rain. Is that less serious?
Not necessarily — it usually means the volume of water is overwhelming a valley or an underlayment gap that handles light rain fine. It will get worse, and it is doing damage to decking and insulation every time even when nothing shows inside.
It only leaks in winter. Why?
That is almost always ice damming rather than a hole. Meltwater runs down a warm roof, refreezes at the cold eave, backs up under the shingles, and gets in. The fix is a combination of ice-and-water shield at the eaves, correcting attic ventilation, and addressing heat loss into the attic.
