Standing seam

Vertical panels joined by raised seams with the fasteners hidden underneath. Nothing penetrates the weather surface, which is why it lasts. It is also the most expensive and the least forgiving to install — this is not a system to hire cheaply.

Exposed fastener (corrugated, R-panel, ribbed)

Screws go through the face of the panel into the deck, with a rubber washer sealing each one. Far cheaper, faster, and completely legitimate on shops, garages, and outbuildings. The washers do degrade and the screws need attention every 10 to 15 years.

Stone-coated steel

Steel panels with a granular coating that reads as shingle or tile from the ground. Metal durability with a conventional look, priced between the two above. Popular where an HOA restricts panel appearance.

Older homes here frequently carry two or three existing shingle layers, and plank or skip-sheathing decking under them. Both push tear-off and decking lines up, so budget above the valley midpoint on anything pre-1960.

That range assumes a complete tear-off, synthetic underlayment, ice-and-water shield at the eaves and valleys, new flashing, and ridge ventilation. A quote materially below it is usually missing one of those, not finding a cheaper shingle.

Reasons it makes sense in the Salt Lake Valley

• It sheds snow rather than holding it, which reduces ice damming on bench and canyon-mouth homes
• Excellent wind performance on exposed lots — standing seam in particular
• Non-combustible, which matters on wildland-interface properties
• Reflective coatings cut summer attic heat gain meaningfully
• A 50-year service life is realistic, not marketing

Reasons we sometimes talk people out of it

• Two to three times the up-front cost of architectural shingle
• You will not stay long enough to reach the break-even point if you are moving inside ten years
• Snow shedding is a hazard if the roof drains over a walkway, driveway, or entry — snow guards become mandatory, not optional
• Complex rooflines with many valleys and dormers get expensive fast in standing seam
• A poorly installed metal roof is worse than a well-installed shingle roof, and there are fewer crews here who do it properly

For a typical 24-square valley home, that puts a residential standing seam roof somewhere in the $29,000 to $48,000 range, against roughly $11,000 to $18,000 for architectural shingle. Exposed-fastener panel on a detached shop is usually $3,500 to $9,000.
