Signs Your Roof Needs Replacing
Most of these you can check yourself from the ground with binoculars, or from inside the attic on a bright day.
- Black fiberglass mat showing through where the granule surface has worn off
- Missing shingles in more than one or two spots after a wind event
- Daylight visible through the roof deck when you are in the attic with the lights off
- A roofline that dips or waves between rafters, which points to wet decking or a structural issue
- Moss or heavy dark streaking, particularly on north-facing slopes
- Neighbors on the same build-out getting roofs — same builder, same shingle, same year, same failure window
- Granules collecting in the gutters or at the bottom of downspouts, well beyond the first year after install
- Shingles curling at the corners, cupping in the middle, or lying visibly unevenly across a slope
