Standing seam
Vertical panels joined by raised seams with the fasteners hidden underneath. Nothing penetrates the weather surface, which is why it lasts. It is also the most expensive and the least forgiving to install — this is not a system to hire cheaply.
Exposed fastener (corrugated, R-panel, ribbed)
Screws go through the face of the panel into the deck, with a rubber washer sealing each one. Far cheaper, faster, and completely legitimate on shops, garages, and outbuildings. The washers do degrade and the screws need attention every 10 to 15 years.
Stone-coated steel
Steel panels with a granular coating that reads as shingle or tile from the ground. Metal durability with a conventional look, priced between the two above. Popular where an HOA restricts panel appearance.

That range assumes a complete tear-off, synthetic underlayment, ice-and-water shield at the eaves and valleys, new flashing, and ridge ventilation. A quote materially below it is usually missing one of those, not finding a cheaper shingle.

- Complex rooflines with many valleys and dormers get expensive fast in standing seam
- A poorly installed metal roof is worse than a well-installed shingle roof, and there are fewer crews here who do it properly

Warranties, Explained Plainly
There are two, they cover different things, and only one of them is about us.
- Manufacturer warranty — covers defects in the shingle itself. Usually 25 to 50 years, prorated, and rarely the thing that fails. Most manufacturer warranties are voided by inadequate attic ventilation, which is why we will not skip that step.
- Workmanship warranty — covers the installation. This is the one that matters, because the overwhelming majority of premature roof failures are installation errors, not material defects. Ours is written, transferable to a buyer, and backed by a company that has been in the valley since 2011.
- Enhanced manufacturer system warranties — available when the full system (underlayment, starter, field, ridge, ventilation) comes from one manufacturer and is installed by a certified contractor. These can cover workmanship too. Ask whether you qualify.

Not on a house. That reputation comes from panels installed over open purlins on a barn. Over solid decking with underlayment and attic insulation below, a metal roof is not meaningfully louder than shingle.
Will a metal roof dump snow on my walkway?
It will, and that is a genuine safety issue we take seriously. Snow guards or retention bars are required over any entry, walkway, driveway, or deck. On some homes this is the reason we recommend against metal.
Can metal go over my existing shingles?
Sometimes it is physically possible, but we do not recommend it. You lose the ability to inspect and repair the decking, and any trapped moisture underneath has nowhere to go.
