The Three Shingle Tiers
3-tab
Flat, uniform, the cheapest option. Typically rated to 60 mph wind and 15 to 20 years of service. Fewer manufacturers still promote it, and given the modest price gap we rarely recommend it in Utah — the wind rating alone is a problem on exposed lots.
Architectural (dimensional)
Two laminated layers, a shadowed profile, and typically a 110 to 130 mph wind rating with 25 to 30 years of service. This is what goes on the large majority of homes in the Salt Lake Valley and it is the right default for most.
Designer / premium
Heavier, thicker, often mimicking slate or wood shake, with wind ratings up to 130 mph and 30 to 50 year ratings. The step up from architectural across a whole roof is frequently only $2,500 to $4,000 — worth considering on a steep, visible roof or an exposed bench lot.
What Roofs Actually Cost in Bluffdale
| Local figure | Typical for Bluffdale |
|---|---|
| Typical roof size | 18 – 32 squares (Bluffdale average) |
| Typical full replacement, architectural shingle | $9,500 – $24,000 |
| Housing stock | a mix of newer subdivisions and larger-lot semi-rural properties, including detached garages, shops, and outbuildings |
| ZIP codes served | 84065 |
Larger lots often mean a house roof plus a shop, garage, or RV cover. Bundling those into one project cuts mobilization cost meaningfully.
That range assumes a complete tear-off, synthetic underlayment, ice-and-water shield at the eaves and valleys, new flashing, and ridge ventilation. A quote materially below it is usually missing one of those, not finding a cheaper shingle.
Roofing Cost by Material in Bluffdale (2026)
Roofing is priced per "square" — one square is 100 square feet of roof surface. A typical Bluffdale home works out to somewhere between 18 and 30 squares once pitch and overhang are counted, which is always more than the home's floor area.
| Material | Per sq ft | Per square | Expected life | Notes |
|---|---|---|---|---|
| 3-tab asphalt shingle | $3.75 – $5.50 | $375 – $550 | 15 – 20 yrs | Entry level. Fewer manufacturers still push it; wind ratings are lower. |
| Architectural (dimensional) shingle | $4.75 – $7.50 | $475 – $750 | 25 – 30 yrs | The default choice on the Wasatch Front. Best cost per year for most homes. |
| Designer / premium shingle | $7.50 – $12.00 | $750 – $1,200 | 30 – 50 yrs | Heavier, higher wind rating, slate or shake look. Worth it on visible steep roofs. |
| Exposed-fastener metal panel | $7.00 – $12.00 | $700 – $1,200 | 25 – 40 yrs | Common on shops, barns, and detached garages. Screws need re-torquing over time. |
| Standing seam metal | $12.00 – $20.00 | $1,200 – $2,000 | 40 – 70 yrs | Concealed fasteners, sheds snow well. Highest up-front cost, lowest lifetime cost. |
| Concrete or clay tile (lift & relay) | $6.50 – $11.00 | $650 – $1,100 | 25 – 30 yrs (underlayment) | Reuses your existing tile. Replaces the felt underneath, which is what actually failed. |
| New concrete or clay tile | $12.00 – $25.00 | $1,200 – $2,500 | 50+ yrs (tile) | Heavy. Requires the framing to be rated for the load. |
| TPO / EPDM membrane (low slope) | $7.00 – $13.00 | $700 – $1,300 | 20 – 30 yrs | The correct system below a 3:12 pitch. Shingles are not. |
What a Full Replacement Runs by Home Size
Architectural shingle, complete tear-off, typical complexity. This is the table most homeowners actually want.
| Home size | Roof squares | Typical installed total |
|---|---|---|
| 1,000 – 1,400 sq ft (small ranch, single story) | 13 – 18 | $6,800 – $12,500 |
| 1,400 – 1,800 sq ft (typical valley ranch) | 17 – 23 | $8,500 – $16,000 |
| 1,800 – 2,400 sq ft (two story, simple roof) | 18 – 26 | $9,500 – $18,500 |
| 2,400 – 3,200 sq ft (two story, multiple gables) | 24 – 34 | $13,000 – $25,000 |
| 3,200 – 4,500 sq ft (large or custom home) | 32 – 48 | $18,000 – $38,000 |
| Detached garage or shop | 4 – 9 | $2,200 – $6,500 |
What Moves Your Number Up or Down
Two houses of the same square footage on the same street can be 40% apart. These are the reasons, roughly in order of impact.
- Complexity. Dormers, valleys, chimneys, skylights, and intersecting gables are where the labor hours actually go. A simple gable ranch and a cut-up two-story with the same square footage are not the same job.
- Decking condition. Unknowable until the old roof is off. It should be quoted as a per-sheet rate, not buried in the total.
- Material tier. The spread from builder-grade to designer shingle across a full roof is often only $2,500 to $4,000 — one of the better value decisions in the project.
- Access. Tight side yards, steep driveways, low-hanging power lines, and no place to stage a dumpster all add time.
- Season. Late fall and winter are slower for most contractors, and pricing sometimes reflects that. Mid-summer after a storm is the worst time to shop on price.
- Pitch. Anything above about 7:12 requires additional fall protection and slows the crew down. Steep roofs commonly add 15 to 30%.
- Layers. Tearing off two or three existing layers roughly doubles the tear-off and disposal line.
Roofing in Bluffdale: What's Different Here
Bluffdale has more outbuildings per property than anywhere else we serve — detached garages, shops, barns, and RV covers. Those structures are often the first thing to leak and the easiest to put off, and they are usually a fast, inexpensive job when caught early.
Sitting at the Point of the Mountain, Bluffdale sees some of the most consistent high wind in the valley, which is exactly the condition that peels back improperly nailed shingles.

Paying for It
- Financing with approved credit, including options with no prepayment penalty — ask us to run the numbers before you commit to anything.
- Insurance claims for wind, hail, and sudden storm damage. We document the damage, meet the adjuster on site, and bill the approved scope directly.
- Phased work. If the whole roof cannot happen this year, we will tell you which slope is actually urgent and quote that alone.
- Straight repair. If a repair genuinely buys you five more years, that is what we will recommend — it is a better outcome for you and it is how we get the replacement when it is really time.
Deposits are modest and the balance is due after your final walkthrough, not before.

Asphalt Shingle Roofing Cost FAQs — Bluffdale
Can I just roof over the existing shingles?
It is legal in most cases if there is only one existing layer, and it saves roughly $1,500. We do not recommend it: it hides the decking condition entirely, traps heat that shortens the new shingle life, and doubles the tear-off cost when the next roof goes on.
Architectural or 3-tab?
Architectural, in almost every case here. The price gap is smaller than most people expect, the wind rating is roughly double, and it delivers a decade more service. Utah spring wind is the specific reason we push this.
How many squares is my roof?
More than your floor area, always. A 2,000 square foot single-story home is typically 22 to 26 squares once pitch and overhangs are counted; a 2,000 square foot two-story is closer to 13 to 16 because the footprint is smaller. Pitch is the multiplier people forget.
Which shingle brand do you install?
We install the major manufacturers and will walk you through the actual differences, which are smaller than the marketing suggests. What matters far more than brand is that the whole system — starter strip, field, ridge cap, underlayment, ventilation — comes from one manufacturer, because that is what unlocks the enhanced warranty.
Does shingle color matter in Utah?
Marginally, for heat. A lighter shingle reflects more summer heat, but proper attic ventilation makes a much larger difference than color does. Choose the color you want to look at for the next twenty-five years.
What does a new roof cost in Bluffdale?
For a typical valley home in architectural shingle, most fall between $8,500 and $18,500 fully installed with tear-off. Larger or more complex homes run $18,000 to $38,000. The variables that matter most are pitch, number of existing layers, and complexity — not square footage alone.
