Where Roof Leaks Actually Come From
In our experience across Murray, the overwhelming majority of leaks trace to one of these — and only a small minority are a failure of the shingle field itself.
| Source | How it shows up | Typical fix |
|---|---|---|
| Pipe boot / vent collar | Stain in a hallway or bathroom ceiling, often a few feet off the plumbing stack | $275 – $650 |
| Chimney or wall flashing | Stain along an interior wall line, worse in wind-driven rain | $500 – $1,600 |
| Valley | Stain appears mid-ceiling during heavy or sustained rain | $700 – $2,200 |
| Ice dam at the eave | Wet spot near an exterior wall, only in winter | $1,200 – $4,500 |
| Skylight | Drip directly at the skylight curb | $550 – $1,800 |
| Nail pops / lifted shingles | Intermittent, hard to reproduce, often wind-dependent | $350 – $900 |
| Gutter overflow behind fascia | Water inside the wall near the eave, not the ceiling | $300 – $1,200 |
| Low-slope section with shingles | Recurring, worsens every year, never fully fixed | Membrane replacement |
What Roofs Actually Cost in Murray
| Local figure | Typical for Murray |
|---|---|
| Typical roof size | 14 – 22 squares (Murray average) |
| Typical full replacement, architectural shingle | $7,200 – $15,000 |
| Housing stock | older cottages and bungalows near the historic center, 1960s–80s ranches in between, and newer townhome infill along State Street |
| ZIP codes served | 84107, 84121, 84123 |
Smaller footprints near the historic center keep totals low. The variable is original 1x plank decking, which sometimes needs sheathing over before shingles go on.
That range assumes a complete tear-off, synthetic underlayment, ice-and-water shield at the eaves and valleys, new flashing, and ridge ventilation. A quote materially below it is usually missing one of those, not finding a cheaper shingle.
What the Timing of Your Leak Tells You
When a leak shows up narrows the cause considerably before anyone gets on the roof.
- Only in winter, near an exterior wall — ice damming, not a hole. The roof is fine; the eave detail is not.
- Constant drip long after the rain stops — water is sitting in insulation or on the back of the ceiling and releasing slowly. The entry point may be well uphill.
- Same spot every time, gets worse each year — an unrepaired entry point that is enlarging. This one gets expensive if left.
- New spot each time — the field of the roof is at end of life, not a single failure point.
- Only in heavy, sustained rain — usually a valley or an underlayment issue. Light rain does not build enough volume to overwhelm it.
- Only in wind-driven rain from one direction — flashing on that side, or lifted shingles.
Actively Leaking Right Now? Do This First
- 1
Move what is underneath
Furniture, electronics, anything absorbent. Bucket under the drip.
- 2
Relieve a bulging ceiling
If drywall is sagging and holding water, put a bucket under it and pierce the low point with a screwdriver. Letting it drain in a controlled spot is far better than a whole section of ceiling coming down at once.
- 3
Kill power to the area if water is near fixtures
Any water near a light fixture, fan, or outlet means shut that circuit off at the panel.
- 4
Photograph everything
Before you clean up. Time-stamped photos are what an insurance adjuster will want, and you cannot recreate them later.
- 5
Do not get on the roof in a storm
Wet shingles, wind, and a ladder is how people get seriously hurt. Nothing on that roof is worth it.

Roof Repair Costs in Murray
| Repair | Typical range | Notes |
|---|---|---|
| Pipe boot / vent flashing replacement | $275 – $650 | The single most common leak source on Utah roofs. |
| Replace a section of damaged or missing shingles | $350 – $900 | Assumes a matching shingle is still available. |
| Step or counter flashing repair at a wall or chimney | $500 – $1,600 | Cost rises sharply if stucco or masonry has to be cut. |
| Valley repair or re-line | $700 – $2,200 | Depends on valley length and whether decking under it is wet. |
| Skylight reflash or reseal | $550 – $1,800 | Full skylight replacement runs higher. |
| Ridge or hip cap replacement after wind | $450 – $1,500 | Very common after a spring wind event. |
| Ice dam damage repair (eave rebuild + ice shield) | $1,200 – $4,500 | Bench and canyon-mouth homes see this most. |
| Decking replacement | $85 – $150 per 4x8 sheet | Only known once the old roof is off. Should be a per-sheet line item. |
| Emergency tarp / temporary dry-in | $300 – $850 | Buys time until a permanent repair can be scheduled. |
| Full-slope repair (one plane of the roof) | $2,500 – $6,500 | At this point, compare against a full replacement quote. |
Two things move a repair up its range faster than anything else: how long the water has been getting in, and how hard the area is to reach. A leak caught in the first season is usually a boot and a few shingles. The same leak found two winters later has often taken decking, insulation, and drywall with it.
Roofing in Murray: What's Different Here
Murray central has a lot of small, older homes where the roof area is modest and the cost of a full replacement lands well under the valley average. Those same homes frequently have original 1x boards for decking, which changes what a tear-off actually costs.
Mature trees through the older Murray neighborhoods drop enough debris to keep valleys and gutters loaded, and that trapped moisture is the most common cause of premature decking rot we find here.

Roof Leak Repair FAQs — Murray
Should I repair or replace?
If the roof is under about 15 years old, the damage is localized, and the decking is dry, repair. If shingles are curling or losing granules across whole slopes, the mat is showing, or you have had repeat leaks in different spots, replacement is the better spend. We will tell you which one you actually have.
Can you repair just one section?
Yes, and we do it often. The honest caveat is shingle matching — on a roof more than about eight years old, a new patch will not weather-match the surrounding field. On a back slope that is usually fine. On a front elevation it may bother you.
Do you warranty repairs?
Yes. Repairs carry a workmanship warranty on the specific work performed. It does not extend to the rest of an aging roof, and we will tell you plainly at the time if the rest of the roof is likely to need attention soon.
Why can’t anyone find my leak?
Because water travels. It can enter at a ridge or a wall flashing and run along framing for eight or ten feet before it drops through the ceiling. Finding it means working from the entry side, checking every penetration and flashing detail uphill of the stain, and sometimes running a controlled water test.
My roof only leaks in heavy rain. Is that less serious?
Not necessarily — it usually means the volume of water is overwhelming a valley or an underlayment gap that handles light rain fine. It will get worse, and it is doing damage to decking and insulation every time even when nothing shows inside.
It only leaks in winter. Why?
That is almost always ice damming rather than a hole. Meltwater runs down a warm roof, refreezes at the cold eave, backs up under the shingles, and gets in. The fix is a combination of ice-and-water shield at the eaves, correcting attic ventilation, and addressing heat loss into the attic.
